Dutch energy labels explained: what A to G actually means for your house
Every Dutch house that is sold or let has an energy label, running from A to G. It appears in every listing, lenders look at it, and it is becoming harder to ignore. What it does not do is explain itself, which leaves most international buyers with a letter and no sense of what it implies.
This guide covers what the label measures, what it means in practice, and which measures actually shift it. Written for people buying or renovating in the Netherlands who did not grow up with the system.
What the label measures
The label is calculated from the building itself, not from your behaviour. It looks at the insulation value of floor, walls, roof and glazing, at how the house is heated and how hot water is produced, at ventilation, and at whether the house generates its own energy. Two identical households in identical houses get the same label regardless of how much energy they actually use.

Why it matters more than it used to
- Lenders increasingly take the label into account, and some offer better terms for efficient homes.
- Buyers ask about it, which narrows your market if it is poor.
- It is a reasonable proxy for comfort, which is what you will actually feel in a Dutch winter.
- Subsidy schemes attach to the same measures that improve the label.
What actually moves the label
One measure on its own rarely shifts the label by more than half a step. Combinations do. Roof and cavity wall insulation carry weight because they cover large areas. The heating system counts heavily, which is why a heat pump or hybrid setup makes a real difference. Solar panels count directly as generation.
Subsidy: the doubling rule
The Dutch ISDE scheme subsidises most of the measures that improve a label. In 2026 a heat pump attracts € 1.025 plus € 225 per kW of thermal output, which is around € 2.825 for a typical 8 kW system, with € 200 extra for an A+++ unit. A hybrid heat pump attracts a flat € 1.875 regardless of capacity.
The part worth planning around: insulation amounts increase when you carry out two or more measures within 24 months. Doing floor and roof insulation in the same year rather than three years apart therefore costs less per measure. There is also a new € 400 for an energy-efficient ventilation system in 2026, but only in combination with insulation.
Where to start
Request the current label report and read what it says about where the points are lost. That tells you where the house is weakest, which is usually a better guide than a general rule about roofs. Then look at the building envelope as a whole rather than one element at a time, because insulating one part while leaving the rest cold simply moves the condensation to the next coldest surface.
